Terms & Conditions

Terms & Conditions of Service

These Terms & Conditions apply to all cleaning services provided by Interior Cleaning Solutions trading under Buckland Property MGMT Ltd (“we”, “us”, “our”). By booking our services, the client (“you”) agrees to the following:

1. Services Provided

1.1 We provide professional cleaning services including, but not limited to:

  • Airbnb / Short-Let Cleaning
  • End of Tenancy Cleaning
  • Commercial Cleaning
  • HMO (House in Multiple Occupation) Cleaning

1.2 All services are carried out in accordance with industry standards and the agreed service details confirmed at the time of booking.

2. Bookings & Access

2.1 The client must provide accurate and complete booking details, including address, access instructions, entry codes, parking information, and key arrangements.

2.2 Safe and timely access must be available at the scheduled service time.

2.3 A charge will still apply if the cleaner attends but is unable to complete the service due to:

  • Guests remaining in the property
  • Incorrect or incomplete access information
  • Missing or unavailable keys
  • Faulty lockboxes or access systems
  • No response from the client or guest

2.4 In such cases, the booking may be charged in full or partially at our discretion.

3. Pricing & Payments

3.1 Prices are based on the information supplied at the time of booking.

3.2 Additional charges may apply if the property condition is significantly worse than described or if additional tasks are required.

3.3 Payment terms will be agreed at booking and may require advance payment.

4. Scope of Work & Cleaning Brief

4.1 All services are carried out strictly in accordance with the cleaning brief provided to and approved by the client prior to service.

4.2 The cleaning brief defines the tasks, areas, and expectations included in the service.

4.3 We are not liable for any tasks, areas, or items not included in the approved cleaning brief.

4.4 Any additional tasks must be requested and agreed in writing prior to the service and may incur extra charges.

5. Standard of Cleaning

5.1 Our services do not include restoration, refurbishment, or specialist remediation.

5.2 We do not guarantee the removal of permanent stains, heavy limescale, mould, or damage caused by wear and tear.

5.3 End of Tenancy cleans do not guarantee the return of tenancy deposits, which remains at the discretion of landlords or letting agents.

6. Right to Refuse Work & Health and Safety

6.1 We reserve the right to refuse, suspend, or stop work if the property is deemed unsafe or poses a risk to staff.

6.2 This includes, but is not limited to:

  • Biohazards (bodily fluids, human or animal waste, needles)
  • Pest infestations
  • Severe mould or contamination
  • Unsafe structural conditions
  • Aggressive or threatening behaviour

6.3 If work is refused due to undisclosed hazards or unsafe conditions, a charge will still apply for attendance.

7. Non-Solicitation of Staff (No Poaching)

7.1 The client agrees not to directly or indirectly solicit, employ, or engage any cleaner or contractor introduced by us outside of the agency.

7.2 This includes requesting private work, offering direct payment, or arranging services without our knowledge or consent.

7.3 This restriction applies during the service period and for 12 months after the final service date.

7.4 Breach of this clause may result in the client being liable for financial loss incurred by the company, including recruitment and loss of earnings.

8. Damage & Liability

8.1 Any damage caused by us must be reported within 24 hours of service completion.

8.2 Our total liability is strictly limited to £100 per booking.

8.3 We are not liable for pre-existing damage, fragile or poorly fitted items, or issues reported outside the 24-hour reporting period.

9. Insurance

9.1 We hold appropriate business insurance in accordance with UK regulations.

9.2 All claims remain subject to the liability limits stated in these Terms & Conditions.

10. Cancellations & Rescheduling

10.1 Reasonable notice is required for cancellations or booking changes.

10.2 Late cancellations may be charged in full.

10.3 We reserve the right to reschedule services due to circumstances beyond our reasonable control.

11. HMO & Commercial Cleaning

11.1 The client is responsible for ensuring the property complies with all relevant laws and local authority regulations.

11.2 Any hazardous waste, biohazards, or specialist cleaning requirements must be disclosed prior to booking and may incur additional charges.

12. Complaints & Quality Assurance

12.1 Any complaints or issues must be reported within 24 hours of service completion.

12.2 We are not obligated to provide refunds, discounts, or re-cleans outside this timeframe.

13. Force Majeure

13.1 We are not liable for delays or failures due to events beyond our reasonable control.

14. Governing Law

14.1 These Terms & Conditions are governed by the laws of England and Wales.

15. Acceptance of Terms

15.1 By booking or using our services, the client confirms they have read, understood, and agreed to these Terms & Conditions.
